Jackson is experiencing a construction boom like never before. Whether it’s new businesses, massive housing developments, or revitalization efforts, the city is evolving at a rapid pace. The number of construction projects has been steadily increasing year over year, shaping Jackson into a more dynamic and opportunity-filled place.

But what’s driving this growth? Let’s break it all down.

⚾️🏊‍♂️ Great Wolf Lodge & The Ballpark Area! 🏊‍♂️⚾️

One of the recent big factors for new development in Jackson has been Great Wolf Lodge. This massive indoor water park and resort, which is likely to open in 2026 or 2027, will certainly help transform the area surrounding The Ballpark at Jackson.

When a project of this size moves in, businesses follow. We’re already seeing new developments spring up, including:
✅ Dunkin’ Donuts – Bringing more breakfast and coffee options for locals and travelers. (Location) 👈️
✅ Jonathan’s Grille – A high-casual dining restaurant that adds a much-needed premium sports bar experience to the area. (Location) 👈️
✅ Casey’s General Store – More than just gas, Casey’s is known for its popular pizza and convenience store offerings. (Location) 👈️

And this is just the beginning. The demand for hotels, entertainment, and retail shopping spaces in this area is expected to skyrocket over the next few years. Expect to see even more businesses staking their claim near the Ballpark District as this area continues to transform.

🏡 Over 1,000 New Homes & Remodels! 🏡

Jackson isn’t just seeing commercial growth—residential construction is at an all-time high. One of the largest developments happening right now is The Crossings at Exum Place, a massive new housing project that’s set to bring hundreds of new single-family homes and townhouses to the area.

But that’s not all. In addition to new builds, there has been a huge uptick in home remodels across the city. Older homes are being modernized and flipped, breathing new life into many of Jackson’s established neighborhoods.

So what’s driving this surge?
🏠 Population Growth – More people are choosing to call Tennessee home, thanks to its affordable cost of living, business friendly environment and growing opportunities.
🔨 Increased Investment in Housing – With demand rising, investors and homeowners are putting money into fixing up older homes and creating move-in-ready properties.
📈 Rising Home Values – As the city grows, property values continue to climb, bringing in additional revenue for the city through property taxes.

All signs point to Jackson’s housing market continuing to expand, with new communities and renovations reshaping the city’s landscape.

⚠️ The Bad: Infrastructure & Traffic Concerns

With growth comes challenges. As Jackson expands, the roads, utilities, and public services need to keep up.

Traffic congestion is already an issue in some areas, and new developments will only add to that.
Roadwork & construction delays could slow commutes and business operations. (We all know that Jackson has a pothole problem! 😅)
City resources will be stretched thinner as demand for public services increases.

🚧 The Ugly: The Cost of Growth

While development is exciting, it also comes with higher costs.

Home prices are rising, which could make affordability a challenge for some residents.
Construction disruptions can impact daily life, from road closures to noise pollution.
A Potential Rise In Crime is also a real possibility as certain areas start to receive the lion's share of investment, other areas could get left behind entirely.
Not all businesses will succeed, and empty retail spaces could become an issue in the long run.

Jackson’s construction boom is a sign of progress, but it also comes with challenges. As new businesses open and more homes are built, the city must find ways to balance growth with sustainability.

One thing is clear—Jackson is evolving, and if this pace continues, we could be looking at an even more thriving and modernized city in just a few years.
