This cannot be understated, THIS IS ONE OF THE BIGGEST PROJECTS IN JACKSON’S HISTORY!

The city of Jackson, Tennessee, is on the cusp of a transformative new development that promises to change the face of the city for decades to come. “The Crossings at Exum Place,” a $350 million mixed-use development project, is officially underway.

Spanning 208 acres, this massive initiative aims to blend residential, commercial, and entertainment spaces to create a vibrant new hub for the region.

Backed by a $20 million Tax Increment Financing (TIF) incentive and developed in collaboration with the Memphis-based architectural firm LRK, this project represents one of the largest investments in the city’s history. But how exactly will “The Crossings” shape Jackson’s future? Let’s break it down.

🆕 Changing Jackson Forever 🆕 

At its core, "The Crossings at Exum Place" is more than just a development, it's a blueprint for what Jackson could become. This project will create 1,100 residential units, including single-family homes, townhomes, loft apartments, and senior housing units. 

A City Within A City!

These living spaces are expected to attract new residents, from young professionals to retirees, further diversifying Jackson's population.

In terms of economic impact, the project is set to generate over $3.4 billion for Jackson and Madison County over the next 20 years, making it a financial game changer.

More than 1,500 jobs will be created as the project progresses, both during the construction phase and once the businesses open. Additionally, it will generate an estimated $68.4 million in net new property taxes and $62.5 million in local sales taxes over the same period. 💸 

There is no doubt that this project will reshape the landscape of Jackson and elevate its stature as a regional hub. Residents and visitors alike can expect a more dynamic and interconnected city, with enhanced amenities and better infrastructure.

🛍️ Plenty Of Features & Amenities 🛍️

The development at “The Crossings” is designed with an eye toward lifestyle and convenience. Beyond the 1,100 residential units, the project will feature 260,000 square feet of commercial space. 🏡 

This will house a mix of businesses, including grocery stores, restaurants, retail shops, and a healthcare/fitness center. The developers are currently in talks with several high-profile companies, aiming to bring in both national chains and local favorites.

So for everyone in Jackson who has been wanting the following stores:

  • Trader Joes

  • Costco

  • Golden Corral

  • In-N-Out Burger (Nashville Is Getting 2 Locations)

  • Culver’s

  • Top Golf

  • Lululemon

  • Ikea

  • Another Victoria Secret

    & the list goes on! 

This will be one of the biggest steps to getting those types of businesses.

This Area Will Be Full Of High End Shopping Options!

Now for those who value outdoor activities and community gathering spaces, “The Crossings” will include approximately 40 acres of green space.
This will include:

  • Multiple Lakes

  • Dog Parks

  • Outdoor Venues For Concerts

  • Event Centers

    &

  • It’s Very Own Farmers Market

One of the major focus points of this development will be Walkability, which means plans for pedestrian-friendly streetscapes that connect various areas of the neighborhood. The blend of housing, businesses, and leisure spaces within one development will offer residents a unique “live-work-play” lifestyle that has become increasingly popular in cities across the U.S.

🏢 Attracting New Businesses To The Hub City 🏢 

The businesses that we mentioned earlier are just the tip of the Iceberg for the types of opportunities that Jackson may draw in. Due to its central location between Memphis and Nashville, Jackson has long sought to attract more businesses and industries.

“The Crossings at Exum Place” is expected to be a significant driver of new business investment. Its prime location between U.S. Highway 45 Bypass and North Highland Avenue (U.S. Highway 45) provides easy access to both local residents and visitors traveling through the region. 🛣️ 

(Sidenote: Yes, This Means Jackson Will Get A Few More Banks And Another Starbucks! 🤣) 

These Companies Are Always Looking For New Growth Opportunities!

The new development is expected to attract everything from retail stores to high-tech companies, along with healthcare providers and entertainment venues. Its mixed-use nature means that it will serve as a central hub for both local businesses and larger corporate interests.

This influx of new enterprises will not only provide jobs but will also increase the city’s appeal to potential investors and entrepreneurs looking for new opportunities in West Tennessee.

As new businesses open their doors in "The Crossings," they will bring more consumers into the area, fostering a stronger local economy. Jackson's reputation as a business-friendly city will likely grow, encouraging even more companies to set up shop within the development or in nearby areas. 📈 

💢 The Controversy 💢 

While "The Crossings at Exum Place" promises to bring economic growth and improved quality of life to Jackson, not everyone is on board with the project. 

Some residents feel that the development is part of a growing divide in the city, with North Jackson receiving the bulk of new investments and amenities, while other parts of the city particularly South Jackson and everywhere else are left behind.

Critics argue that Jackson is being split in half, with those living outside of North Jackson missing out on the opportunities, facilities, and jobs being created by projects like "The Crossings." Concerns about inequality in development and the distribution of public resources have been raised, particularly regarding the use of the $20 million TIF incentive.

However, despite the concerns, there is a positive side to this story. Large-scale developments like "The Crossings" often create a ripple effect, spurring growth in other parts of the city.

With the influx of new businesses and jobs, the economic boost could lead to increased tax revenues that may eventually benefit all parts of Jackson, including those that feel underserved.

“The Crossings at Exum Place” is a massive leap forward for Jackson, Tennessee. The economic, residential, and commercial benefits are undeniable, but the city must ensure that the prosperity brought by this mega project is shared across the city. If done right, this development will change Jackson forever, positioning it as a vibrant and dynamic hub in West Tennessee.
