Jackson is on the move, and over the next decade, the city will undergo massive transformations. From booming retail hubs to new entertainment destinations and sprawling suburban growth, the next 10 years will redefine how we live, work, and play.

If you’ve lived in Jackson long enough, you know that not everyone will want these changes and that’s ok! But let’s take a closer look at the areas poised for the most growth and investment.

🏢 North Jackson Keeps The Lead 🏢

If there’s one part of Jackson that will continue to be a magnet for investment, it’s North Jackson. This area has held the title for epicenter of retail, dining, and commercial activity for the last 10 - 12 years now—and that’s not changing anytime soon.

With new restaurants, clothing stores, and businesses constantly being added, North Jackson will remain the go-to spot for shopping and entertainment.

Over the next decade, we can expect even more national chains and local entrepreneurs to set up shop. Major developments near Interstate 40 will further solidify North Jackson as the business heart of the city.

Outside investors see this area as Jackson’s most profitable sector, meaning residents will have no shortage of new options for dining, shopping, and entertainment. And “Yes!”, that means a ton more traffic will be coming that way! 😅

The benefits of this will be more businesses, more job opportunities, more tax revenue for the city and more entertainment options for residents.

As North Jackson continues to expand, we could see a resurgence in commercial office spaces, as more companies invest into Jackson, making it an even bigger employment hub. Whether you’re looking for a fun night out or a promising career path, North Jackson will still be leading the way.

🥈 East Jackson, The Ball Park & Water Park 🥈

If North Jackson is the steady force in Jackson’s development, East Jackson is the city’s rising star. Thanks to a surge in investment, this area is expected to be one of the fastest-growing parts of Jackson over the next decade.

New developments happening at the ballpark will lead to more games and events happening there throughout the year. Not only will it provide a home for sports fans and community events, but it will also drive new businesses to the area.

Then there’s Great Wolf Lodge, which broke ground in December! This is the project that will likely change this area forever! Great Wolf Lodge states that each location brings in an estimated 500,000 visitors per year! This new level of family-friendly entertainment is something Jackson has been begging for, for years now!

A destination like this means more tourism, more jobs, and more opportunities for local businesses to thrive. As these major attractions bring in more foot traffic, some parts of East Jackson could transform into highly desirable places to live, especially for families looking for an exciting and convenient community.

With so much development pouring into East Jackson, this area is shaping up to be a major hotspot over the next 10 years.

🏞️ Jackson’s About To Sprawl 🏞️

Now as we all know, not everyone in Jackson wants to see things change and that’s ok. Some people don’t want to be right in the middle of all the action. As new businesses, entertainment centers, and retail hubs continue to pop up, many residents looking for a quieter lifestyle will start moving outward.

This will likely lead to an increase in new subdivisions and housing developments spreading throughout Madison County. More people are opting for larger homes, more land, and a peaceful retreat from the city’s busier areas while still having easy access to Jackson’s amenities.

This suburban expansion could eventually mean new schools, grocery stores, parks, and of course, you already know what’s coming… at least 12 new Dollar Generals!😂! These new communities will be developed to support the growing population outside the city center.

Areas that were once considered “just outside of Jackson” may soon become thriving communities of their own, offering residents a perfect balance between convenience and calm.

For those who want the best of both worlds—proximity to Jackson’s booming economy but with a quieter, more suburban feel—these new developments will be the ideal choice.

Jackson is evolving, and the next decade will bring incredible opportunities for growth, entertainment, and new experiences. Whether you’re excited about North Jackson’s continued dominance, East Jackson’s rise to prominence, or the expansion of suburban communities, there’s no doubt that big changes are coming.
